I'm a single, young person looking to move closer to Johnson City, TN. I currently live in Elizabethton. I would love to have a studio apartment or a one bedroom. W/D hookups or W/D in the unit would be preferred. I want a rental that's in really good condition and has no issues with mold or pests. The age of the rental doesn't matter as much as the condition of it. No wood panelling, please (unless it has been neatly painted over). I would prefer an above the garage apartment (garage space for my car would be amazing but it's not imperative) or a little "in-law" suite that's separate from the main house. I really do not want to have neighbors in a building so that's why I would prefer the above the garage apartment or the in-law suite separate from the house on the landlord's property. I try to keep my bills as low as possible (I literally unplug things like my toaster oven and microwave when I'm not using them and I keep my heat at 60 in the winter so I save more on my electric bill). I'm very clean, do not smoke/drink/do drugs, I live alone and am quite. I cannot rent a unit that has had smoking allowed in it because I am highly allergic to smoke. I want a landlord who truly cares about their investment and fixes problems when they arise; who is honest and wants an honest, dependable, very clean, long term tenant. I've been at my current dwelling for three years now. I love it and I love my landlord but I really want to downsize as I do not use most of the space in my unit. I'd rather have a smaller dwelling and cheaper rent. Why pay for something you don't use? I consider myself a minimalist and I lead a very simple life. I do not have pets. As a side note, I enjoy light grooming for dogs so if you have dogs and want pay me a little to bathe them and clip their claws, I'd be happy to do that, if you live on the property. Also, I would be available to pet sit for you (I'm comfortable with all animals) if you live on the property (we could work out price options since I'd already be living on the property). It would be super easy to care for your pets while you're out of town (as long as I'm not already booked and staying somewhere else). I would want to keep this as a professional relationship of landlord and tenant. I will respect your privacy and I would expect you to respect mine. Obviously it's your property and you need to care for it and maintain it and I want you to feel free to care for it while still respecting me, my privacy and my belongings. Pricing... I'd rather you tell me how much you would expect a fair amount for both you and I would be, because you know the value of the unit. Then I will let you know whether or not I'm interested. The whole reason I'm wanting to move is to lower my expenses so it would have to be low enough to be worth it for me. With utilities included, I will be willing to spend a little more, obviously. Utilities included would be ideal so I'm not having to worry about multiple bills, but it's ok if utilities are separate. And, again, I'm very conservative so my utility bills aren't high anyway. My current landlord and neighbors can give excellent references. I've been at my same place of employment for almost three years now.
